George: Today, we're going to talk about air conditioners being the most expensive item in a house to maintain. And a lot of the work to get sun and air conditioners could all be avoided with a little bit of preventive maintenance. The most important part of air conditioning system is the air filter. Now, here at Blackbird Realty, we've had a program where we wanted to change the filter every three months and hopes that that would cut our costs. And it has, but it hasn't cut it enough. So we need a better filter solution and we think we've found one. So I'd like to talk about the filters that we were using and the filters that we're going to start using. These are the filters that we were having installed in your house. It's a one inch felt right filter and it's got a Merv eight rating. Now, Mervat rating is standard. This is the filter we're going to start to use. This is altogether different. It's got to move 13 rating and it'll stop. Great. More viruses and dirt and dust than this filter will. Now, you're probably worried about airflow to the air conditioner. You can see from the filter that there's just deeper pleats and more material to catch the debris. So I'm going to turn it over now to my Asia guy who does repairs a new Juna's. And he can tell you firsthand the problems that these filters create that these filters will solve.
Jose: Hi. Jose here with Cactus Air, I'm here to talk to you about the air quality of some of your home. When I go to people's homes, when I do a service call, the first thing you know, after we're done fixing and doing the repair, a lot of people ask me, what can I do to make my system run better or any maintenance that I could do to prevent any major repairs.
Jose: The thing that I tell them, you know, as them not being a professional is what a see is change your filter. The best thing to do for your system is change it out.
Jose: Now, we typically deal with these one inch pleated filters that lasts about forty five days, you know, in your system. And then people need to go up and grab a ladder, change them out. This could be difficult sometimes. I see some elderly persons grabbing a chair from the kitchen table try to change their filters out.
Jose: The way that we're trying to prevent that is what this new three inch filter that, as you can see, has bigger pleats that catch more debris.
Jose: These systems, these filters glass up to six months, even to nine months of what I heard from the distributor. We could probably go and do these, install these filters probably. And in the fall and the spring, you know, giving you that six month period of changing these things out. And here to tell you more about these filters, our air quality specialist, Scott Gunn.

Scott: So first of all, this is a filter grill that's in most homes. This would be installed in the ceiling like that. And this door swings down how this filter is installed as you place. You've got this foam header, as we call it, and that's what creates a really great seal to keep the bypass of air from going around it. All you do is you take out the one inch filter that was in there. You slide this area in first and then you push it in. And that's going to create the seal that you need. And as you can see, there is almost zero air going around this filter. So no bypass.
George: So now what we're gonna do is we're going to show you how easy or hard it is to replace this filter for attended to do it or for an air conditioned professional to do it.
George: So, again, if you're one of our tennis, one of the important things that you're gonna have to do is you're going have to change the A.C. filter. We've got to make sure that exchange show that you're air conditioning, the air is clean and your power go is OK. So this is the filter up here, OK?
George: So can you think you can reach there and change? I felt there. Sure. Yeah. How are you gonna do. Because I'd like to know how you're gonna do that. I know how I can do that. OK. Easy, easy. I take my chair, you give me your filter and I can help. This is. This is such a bad idea. This is such a bad idea. Yeah. OK, maybe we're going to have a professional change or for how long. Yeah, I know. Yeah. I think it would be better if we had a professional do that. I want you to tell me because I really want to know how. Well you can watch it. You can watch the man who comes and changes it. OK. All right. I'm going to say that air conditioning. I think that he owns a ladder.
George: Well, I hope that you found the video about the air filters and the problems that we're trying to solve with them to be informative. And I know that they were probably humorous with the tenant going to stand on a willing chair to change the filter. Naturally, that was a dramatization. But, you know, that happens with a lot of the tenants to live in properties, you know, are older, don't even have a ladder, you know, and having them get up on a ladder and fall because, you know, we wanted the filter to be changed, just probably not a good thing for tenant retention. So having a plan that these filters just changed twice a year, maybe in the spring and in the fall while you're checking the air conditioner for the summer for is it going to have any problems cooling or in the winter if it's going to have any problem?
