How to Remodel your Las Vegas Rental Property to Optimize Rental Value

Blog Image When you decide to remodel your Las Vegas rental property, decisions will have to be made on how to remodel to optimize its rental value. You want to do things that will keep the remodeling simple and lasting.

Here are four tips that will help you achieve what you are looking for when you remodel a rental property:

  1. Consider installing tile instead of carpet.
    Tile lasts five times longer than carpet does. It might be a bit more expensive on the front end of the remodel, but it will save you a lot of money in the long run. Not only does it last longer, it can also be cleaned easier. You will not have to worry about replacing carpet between tenants, and you will never see a lasting red kool-aid stain or a red wine spill because the tile can be steam cleaned to eliminate any stains or spills. It is also a lot easier to get a pet smell out of a house that has tile in it than a house that has carpet in it. This is a big help when you are preparing the house for a new tenant.
  2. When painting the interior of the house, consider using an exterior grade of paint.
    Your interior paint will be touched up frequently, but if you use an exterior paint for the inside of your house, it will have UV protection, so it will not fade the way interior paint might. This is especially helpful if you have tenants who keep the blinds open in the summer, letting the sunlight into the house.
  3. Never carpet a bathroom.
    In fact, try to make sure there is no carpet within 5 to 10 feet of the bathroom. When tubs, toilets and sinks overflow or leak as they inevitably will, you will have to change the carpet. Any flooding will be considered a Category 3 water loss, which will require replacement. If sewer water ever hits the carpet, it is deemed unsalvageable. Again, tile can be steam cleaned and there is no need to change it.
  4. Go green with plumbing fixtures and lights.
    If you need to replace a toilet, go with one of those water saving toilets. Use green lighting as well. It might cost you a little bit more money when you are beginning your remodel, but it will save you money in the long term, and tenants will be pleased and excited to live in a property that is green.
