Evictions can be extremely costly and time-consuming to resolve for landlords. Thankfully, there are several things that every landlord can do to avoid the hassle of going through the eviction process including the following:

#1 - Focus On Tenant Screening

The first thing that every landlord should do to avoid the eviction process is to focus on tenant screening. 

Tenant screening provides a landlord with the opportunity to investigate a tenants work history, rental and personal references to determine if they would be a good fit for living in their property.

#2 - Communicate With Tenants More Often

Besides tenant screening, landlords should also communicate with their tenants more often. 

Communication is important because it's what's going to provide the landlord with insight into what's happening with their tenant’s life, especially if they recently lost their job and may be unable to pay the rent for the next 30 days.

By being proactive and focusing on communicating with their tenants more often, landlords can effectively keep the window of communication open, landlords can offer their tenants solutions to their problems and about the inevitable step of eviction if the tenant falls behind on their payments.

#3 - Make Maintenance A Priority 

Last of all, the most important, another thing that landlords should focus on doing to avoid the eviction process with their tenants is making maintenance a priority.

By making maintenance a priority at the property, tenants will see that their landlords are also making them a priority, instead of viewing them as just a revenue source and they will be more inclined to continue paying their rent on time because they like the quality of the rental property that we live in.
