Even though we would like to rent to prospective tenants that have good credit scores, the reality is that there are other criteria that you should look for when considering a renter including the following:

#1 – Honesty

Is the individual you are planning on renting to not afraid to tell you about their job, credit history and personal history? If so, honesty is a great thing when considering a tenant because this means that you will be able to trust them to keep their word and pay their rent on time.

#2 – Consistency

Another important thing to consider before renting to a tenant is consistency. This means that the potential renter shows up on time to meet you, returns your calls and complies immediately with your request for their documentation.

#3 – Verification

When speaking with a potential tenant it’s also important for you to make sure that their references and job history can be verified by you calling those references individually or doing a separate background check on that tenant with a 3rd party company.

#4 – Patience

Last of all, but most important is patience. You want to rent to a tenant who is not necessarily in a hurry to rent and realizes that it sometimes takes time to do background check plus call a tenant’s references.
