What To Replace in A Las Vegas Investment Property After You Purchase It

Are you planning on purchasing a Las Vegas Investment Property? If so, even though the owner of that property may be claiming that it’s “turn-key” and will be able to be rented after you purchase it, the reality is that there are several things which should be changed each time you purchase an investment property including the following:

Change the Toilet

Even though some landlords and investors won’t change the toilets in their rental properties until they wear out, the reality is that the toilet should be the first thing to be changed because a leaky toilet can run 24-7 and cost a landlord or tenant hundreds of dollars more in water bills per month than they expected.

Replace the Locks

Locks should AWAYS be changed in a rental property by default each time you purchase it because you never know who had access to that property before you and if any keys are still out there that could be used to enter the property later on.

Switch Out the Light Bulbs

Light bulbs are so inexpensive these days and they are something you should always replace each time you purchase a new rental property. You want to eliminate the possibility of your tenant calling you to change those light bulbs and you also want to have confidence that your tenant won’t get into an accident trying to change those bulbs themselves.

Replace Outlets Regardless of The Age of The Home

Depending on the age of the rental that you purchase it’s possible that the home could have outlets that are over 30 years old and old electrical outlets could become a fire hazard so it’s best to replace them ASAP before you start marketing your new property for rent in Las Vegas.

Purchase New Smoke Alarms and Fire Extinguishers

Last of all, but most important, you should also replace the old smoke alarms and fire extinguishers in your Las Vega rental property because you want to have confidence that your new tenants will have new fire extinguishers and smoke alarms when they move in.
