5 Things to Know About Your Security Deposit,

In Nevada, a landlord has 30 days to return or account for a tenant's security deposit. If everything is in order, the security deposit has to be returned in full within 30 days without any offset to it. Each day that a tenant has keys to the property after the lease is another day a tenant should be charged for. Having keys to the property means that a tenant still has access to the property, which means a tenant can be charged the daily rate of the property. Remember to return the keys before the end of the month if you do not wish to be charged extra. On that note, be aware that the lease will end at midnight on the last day of the month, so having posession of the property's keys after midnight can subject a tenant to a daily rate charge. To speed up the moving out inspection of the property, it is advisable that tenants should turn the utilities on before the landlord or property manager inspects the home. If the power, water and gas isn't on during the inspection, the inspector will have to do it themselves, slowing down the process of returning your security deposit. The less the property manager has to do to get the property ready for the next tenant, the faster the security deposit will be returned. Take note that if there is nothing to charge your deposit for, waiting 30 days will not be needed to return the tenant's deposit. So if you're a tenant who will be moving out soon, it will be to your advantage to return the property into its best shape so that the process will speed up for all parties.
