It doesn’t matter if you’re new to owning rental properties, or you’ve owned them for years, one of the things that you should do with every tenant that you choose to rent to makes them feel welcome at your property.

Sadly, many landlord/owners don’t make their tenants feel welcome because they see them as numbers instead of real people.

Thankfully, you can avoid this problem and make your tenants feel welcome if you follow these simple tips.

Give Them A Basic Welcome Package

After offering your tenants the keys to the rental property, you should also offer them a basic welcome package which includes the following information:

Contact information – For companies that offer services in the area like water, sewer, trash, electric, cable, and phone service in the area.

Local stores – New tenants will be interested in where some stores like Walmart are located.

Parking Information – You should always share with your tenants where they are expected to park, especially if there are assigned parking spaces.

Rent/payment information – Should include when rent is due and how you expect it to be paid.

Names, email addresses and phone numbers for people to call in case of emergencies at the rental property.

Enhance Your Welcome Package

Basic welcome packages are great but, if you want to take yours a step further you should offer your tenants an enhanced welcome package which includes things like:

  • Laundry Supplies – Detergent, dryer sheets or laundry money. 
  • Bathroom Supplies – Toilet paper.
  • Cleaning supplies – Simple spray cleaner and paper towels.
  • Shower curtain – A necessity since most homes don’t have shower doors these days. 

This welcome package is an awesome way to offer your tenants supplies that they are going to need/use immediately so don’t hesitate to create the best welcome package if you really want o to endear yourself to your tenants.
