Tenant Screening Tips

Does one or more of your Las Vegas Nevada rental properties have a vacancy? If so, like every landlord before you who has had a vacancy, you're going to have to start screening tenants in order to find the most qualified individuals to live in those rental properties.

Sadly, most landlords hate the process of tenant screening because they dislike having to do all the work themselves, or they find the process of looking into a prospective tenant’s background less than appealing.

The good news is that tenant screen doesn't have to be a hassle if you know specifically what you should be looking for when investigating a prospective tenant 

Rental History

One of the first things to be looking for when investigating a prospective tenant is their rental history. Ideally, their rental history should show that they've lived in rental properties for an average of 12 months at each property and fulfilled their leases.

If a prospective tenant potentially has a rental history which shows that they've lived in more than one rental property per year over the last several years, you should specifically ask them if their sporadic rental history has anything to do with their job situation or not.

Let’s say that the prospective tenant you're reviewing currently works in the job which requires him to move every 6 months, if that's the case, you may want to consider asking them to sign a 6 month lease but, if they aren't able to cite any specific reason for their sporadic rental history, you may want to consider looking for the right tenant.

Criminal History

In today's world, landlords absolutely cannot discriminate against anyone based upon their age, sex, colour, or if they have a criminal history. If you come across a prospective tenant who has a criminal history, you should specifically learn more about what types of crimes they committed in the past because, that criminal history may be a violent, non-violent crime or it occurred years ago.

Evictions

Sadly, in today's world, it's not uncommon to encounter at least one prospective tenant who has an eviction in their rental history.

Evictions occur for a wide variety of reasons so the most important thing that you should do is to find out when it occurred and if the individual satisfied the eviction, meaning that they paid the back rent that they owed, and any court costs related to the eviction.
